From 30th June 2008 all dwellings being marketed for sale need an Energy Performance Certificate, with full responsibility lying with the Vendor/ Owner of the property. The certificate is required even if the dwelling was on the market prior to this date. |

From 30th December 2008 all dwellings being marketed for rent need an Energy Performance Certificate. Landlords must make this available to all prospective tenants and give a hard copy, free of charge, to the selected tenant. |

Energy Performance Certificates are currently valid for up to 10 years and do not need to be re-calculated unless a property has been altered in a way that may affect the rating. |
